RICS HOME SURVEYS

 

Level 1 (Formerly Condition Report)

The RICS Condition Report (Level 1) is the most basic of our property surveys. The format of the surface-level inspection has been designed by the RICS to make you aware of any defects, urgent problems or potential dangers in a property.

Level 2 - Survey only

 

The RICS Home Survey (Level 2 - survey only) includes as physical inspection of the inside and outside of your property. It looks at everything included in a Level 1 survey but also highlights any problems which may affect the property’s value and will include the surveyor’s advice on repairs and ongoing maintenance. The RICS standard survey and report identify any problems, such as damp and subsidence, which can help you make an informed decision about your purchase.

Level 2 – Survey and valuation (formerly Homebuyers report)

 

The RICS Home Survey Level 2 includes a survey, report and valuation. The surveyor will give their opinion on the market value of the property and the reinstatement cost at the time of inspection. This can help you understand whether you’re paying a fair price as well as minimising the risk of unexpected issues and costs arising in the future.

Level 3 (formerly Building Survey)

 

The RICS Level 3 survey is the most detailed of our property surveys with a thorough inspection and giving you a comprehensive analysis of both the property’s structure and condition. The report will list any defects and give technical advice on repairs and maintenance.

Valuation

 

If you are buying a property, we can offer private valuations and expert advice regarding Mortgage Lender valuation, Help to Buy and Right to buy schemes. We are also experienced in the staircasing process and can help you if you’re looking to increasing your equity percentage.
